For over two decades we've turned tangible projects — homes built from the foundation up, commercial real estate, private schools, transportation, and community care — into lasting returns for the people who invest alongside us.
We don't chase paper. Every W7 investment is anchored to something tangible — a building, a campus, a fleet, a community — and now backed in-house by the accounting and advisory that keeps it all optimized.
Ground-up home builds and commercial buildings — acquired, developed, and sold for profit across multiple cycles.
Private school projects that serve communities and generate durable, mission-aligned returns.
An operating transportation company — real revenue, real routes, real assets on the balance sheet.
Community-based programs — including our licensed adult day program — delivering stable, needs-based income with a genuine social return.
Investing in and developing medical and care facilities — our newest focus as we expand into the healthcare space.
We built the process to be transparent enough for a first-time investor and rigorous enough for a seasoned one.

We've owned and sold residential rentals for gain, repositioned commercial buildings, and built operating businesses — through every kind of market.
Acquired rental homes, improved them, and exited at a gain — repeated across cycles and neighborhoods.
Took on commercial buildings, added value through leasing and improvements, and turned them for profit.
Built homes from the foundation up — controlling cost basis and capturing the full developer's margin.
Beyond property: a transportation company and a licensed day program producing real, recurring revenue.
We invest our own money in the projects we bring to partners — our returns move with yours.
Sourcing, building, operating, and exiting in-house — not a fund that outsources the hard part.

Own real things. Run them well. Everything else follows.
W7 Investments was founded on a simple conviction: the surest way to build wealth is to own real things and run them well. Twenty-one years on, that conviction still drives every decision we make.
We open the kind of private-market opportunities that used to be reserved for institutions — to investors of every size who want their capital doing something real.
W7 is privately held and principal-led: its founders invest their own capital in every project and manage it directly. That continuity now extends to a second generation, with partner Adia Williams leading one of the firm's active investments — reinforcing long-term ownership and oversight.
W7 Investments is built and run by a hands-on team that invests its own capital alongside yours — and we've brought accounting and advisory in-house so nothing about your money is outsourced.
W7 began as Ayanna's idea. She imagined a firm that could build schools, homes, and human-services programs with the same care and creativity — and founded it. Pairing a background in special education and child development with a decade of building organizations from the ground up, she sets the firm's vision and leads its education and human-services platform alongside its in-house accounting & advisory practice.
An educator-turned-builder with a Ph.D. in educational leadership, Thomas spent two decades founding and leading schools before applying that same discipline to real estate — developing ground-up homes, acquiring commercial and residential property, and building the operating companies that now sit under W7. He directs the firm's strategy and capital across every sector.

A 2026 political science graduate of Sacramento State — now entering a master's program — Adia already leads one of W7's investments day to day. She brings the next generation of the family's discipline to the firm: hands-on with the operation, and learning the business of building from the ground up.
